Manage financials

  • Collect security deposits and deposit same in a Landlord bank account
  • Collect monthly rent
  • Establish owner's operating fund account for deposit of monthly rent collections
  • Prepare owner's statement (monthly and yearly)
  • Prepare appropriate tax reporting forms to support owner's tax filing process

Manage property audits

  • Conduct move in and move out inspections
  • Close-out of the audits observations

Manage property repairs / maintenance

  • Receive and process repair request from tenants regarding maintenance needed at the property
  • Prioritize and assign maintenance requests to appropriate insured repair personnel
  • Monitor repair process and notify owner of unusual repairs and cost

  • Create lease agreements as per residential tenancy act (RTA) Standard Lease effective by April 30th 2018
  • Serving non-confirmation notice to tenants

  • Executing LTB orders (Tenant exit or eviction etc)
